I am a licensed real estate broker with Opulence Real Estate Group LLC. You are receiving this as you requested info on a homebuying program via social media. I’m known as the NACA Queen as I am the expert on NACA… I specialize in buyers that are going through the NACA program. I do not work for NACA. Looking for Housing in GA is not affiliated with NACA. My goal is to assist 100 families/individuals with achieving home ownership in 2019. Our coveted process for home-buying is designed to get you on the right track to be able to purchase a home within 12 to 24 months. I have a process that will take you from renter to home-owner.
Before get into the nitty-gritty, #1 I will be sending you out a BUYER- BROKER agreement (this allows me to assist you in your real estate transaction- My services are at no charge to you. The seller pays my commission.)
My program of choice is the NACA.com program (NACA does not use your credit score; 100% financing (no money down); closing costs are paid by Bank of America; The money that the seller provides for closing is used to buy down your interest rate (the lower the rate, the lower your payment) NACA does not use your credit score, they will look at your payment history for the last 24 months, hence you need to start paying all your bills on time. NACA is not a program just for people with poor credit, ( I had a 690 credit score when I went through NACA. However, if you have less than perfect credit, then NACA is the perfect program to get you back on track... I've gotten someone through NACA with a 450 credit score.
I personally purchased my home via the NACA program, 6 bedrooms/6 baths on a full finished basement, over 5200sqft of space in Decatur, swim/tennis community. My interest rate is 2%, the mortgage payment is $798. $1100 payment including taxes & insurance. I share this with you to show you what you can achieve with the NACA program. Do not let the naysayers convince you that this program does not work. I've completed what feels like a million transactions with happy NACA buyers. I will also share with you that NACA is a process. Home buying is a process, but if you follow the process, you will become a homeowner. MY GOAL FOR 2019 IS TO HELP 100 FAMILIES ACHIEVE HOMEOWNERSHIP VIA THE NACA PROGRAM. I just had a NACA buyer close on a 4 bedroom home in Fairburn GA and walk away with a 0.875% fixed rate... total payment is $694.04 This includes taxes and insurance.
The first thing that I need you to do is to register for a workshop, it does not matter which workshop you register for (the form will ask you if you are working with an agent, please select yes and insert my name in the agent box (Marvette Critney - Opulence Real Estate Group 4043964519 - marvettecritney@gmail.com).
2. Attend the first workshop that you can make it to, even if the website states that the workshop is full. Trust me on this, show up at the first available workshop that you can make it to; you need to arrive NLT 8:15am. by 8:30 there is normally a huge line around the building (even if you are registered, if you show up late and they are full, they will not let you in)
3. refer back to #2.. show up at the first workshop that you can make it to. The hardest part of NACA is honestly trying to get the workshop out of the way. You are not officially in the program until you attend a workshop.
4. There is no charge for the NACA program. There is no charge for my services. Bring something to drink and a snack. They will provide you with a NACA workbook that you can write notes in. The workshop is from 9-1pm. They will cover the entire program as well as provide testimonies of individuals that have purchased via the program.
